• Flashing – Cracked silicone caulk, rust spots, improperly placed, loose, visible mould, open joints
• Roof rot – Barge boards, fascias, roof timbers
• Moss or lichen
• Cracked and worn rubber boots around the vent pipes
• Missing or damaged chimney
• Gutters – broken or blocked gutters including rain water pipes
• External Roof Additions – e.g. pipes, satellites, air conditioner units. These all must be checked to ensure that they have not caused excessive wear to the roof
• Roof Deck - to prevent storm damage on your roof, you need to check your roof deck and fascia for any signs of deterioration. Inspect expansion joints for signs of excessive movement and cracks.
